How do I sell land I live far away from?

The short answer

You can usually sell land in another state without ever traveling there. Look up the parcel online, get an offer or list it, and use a title company or real estate attorney near the land to handle the closing. Closing documents can often be signed remotely, through a mobile notary or electronically, and the money can be wired to you.

1. Get the basic facts about your land

You don't need to visit to learn the essentials. The county's property tax or GIS website usually shows the parcel number, acreage, map, assessed value and whether taxes are paid. Your deed or old tax bills will have the parcel number too. See how to find your parcel number.

2. Decide how to sell

  • List it with a local agent who knows the area and can show it for you. You'll pay a commission and may wait a while.
  • Sell to a cash land buyer who buys as-is, without you needing to clean it up, clear it or meet anyone there.

3. Close remotely

A title company or real estate attorney in the land's state handles the closing. They send you the documents, and you sign them where you live, often with a mobile notary who comes to you, or electronically where that's allowed. The closing agent records the deed with the county and pays off any back taxes or liens from the sale.

4. Get paid safely

The closing agent sends your money by wire transfer or cashier's check. Before wiring, always confirm wire instructions by phone using a number you already trust. Wire fraud using fake emails is a real risk in real estate.

Tips for long-distance sellers

  • Keep paying (or at least track) the property taxes so they don't pile up.
  • If you've never seen the land, the county map and satellite views can show road access and tree cover.
  • Be cautious with unsolicited offers. Check the buyer out before you sign. See how to tell if a cash land buyer is legitimate.
